A standard EPC is produced under reduced-data SAP (RdSAP), where the assessor can only enter the assumed values the software offers. Whenever something isn't recorded (the exact cavity insulation, floor insulation, or your heating controls), the software fills the gap with a cautious worst-case default, and a reduced-SAP assessor has to accept it: they cannot substitute the real figure.
